Course Overview: Driving Value Through Operational Excellence

Operational Excellence (OpEx) in Facility Management (FM) shifts the perception of facilities from a “cost center” to a strategic asset. This intensive, 3-day interactive course equips facility managers, building engineers, and operations leaders with the frameworks, tools, and continuous improvement methodologies required to optimize building performance, reduce lifecycle costs, and enhance occupant experience.

Key Details

  • Duration: 3 Days (Interactive, Instructor-Led)

  • Format: Classroom or Virtual Instructor-Led Training (VILT)

  • Core Methodologies: Lean FM, Six Sigma principles, Total Productive Maintenance (TPM), and Data-Driven Decision Making.

  • Target Audience: Facility Managers, Operations Directors, Asset Managers, and Senior Maintenance Engineers.

The 3-Day Curriculum Structure

1.Day 1: Foundations of OpEx & Asset Lifecycle Management:Focus: Strategy & Stability.

Establish the baseline for excellence by aligning facilities management with overarching corporate strategy.

  • Introduction to OpEx in FM: Shifting from reactive firefighting to proactive value creation; understanding the 8 wastes in facility operations.

  • Asset Management Strategy: Developing robust asset registries, criticality matrices, and understanding Total Cost of Ownership (TCO).

  • Interactive Workshop: The Criticality Matrix Exercise – Participants map their own facility assets to prioritize maintenance spending and resource allocation based on risk and operational impact.

2.Day 2: Optimizing Operations & Maintenance (O&M):Focus: Efficiency & Reliability.

Deep dive into the tactical execution of maintenance strategies and modern building technologies.

  • Maintenance Optimization: Moving up the maturity curve from Preventive (PPM) to Predictive Maintenance (PdM) using IoT and smart sensors.

  • Vendor & Contractor Management: Crafting performance-driven Service Level Agreements (SLAs) and Key Performance Indicators (KPIs) that align vendor incentives with facility goals.

  • Interactive Workshop: The SLA Diagnostic – Redrafting a generic vendor contract into an outcome-based agreement using real-world case studies.

3.Day 3: Continuous Improvement, Sustainability, & Data:Focus: Future-Proofing & Scale.

Leveraging data analytics, sustainable practices, and change management to sustain excellence.

  • Data-Driven FM: Leveraging Computerized Maintenance Management Systems (CMMS/IWMS) data to uncover bottlenecks and track energy intensity.

  • Sustainability & Energy Management: Practical steps for carbon footprint reduction, water conservation, and waste-stream optimization.

  • Interactive Workshop: The Kaizen Blitz Simulator – A hands-on simulation where teams diagnose a failing facility process, map the value stream, and pitch an optimized, leaner workflow.

Learning Outcomes & Deliverables

By the end of this 3-day course, participants will not just walk away with theoretical knowledge, but with an Operational Excellence Toolkit consisting of:

  • A Custom OpEx Assessment Template to audit their current facility maturity level.

  • A Standardized Asset Criticality framework to immediately apply to their building portfolios.

  • An Actionable 30-60-90 Day Implementation Plan to launch a continuous improvement project upon returning to their organization.
